Agreement

By using nima.house (the "site") you agree to these terms. If you don't agree, please don't use the site. The site is operated by Nima Nojavan-Kheiraddin, Real Estate Sales Representative, B.Sc. with HomeLife/Cimerman Real Estate Ltd., Brokerage.

Information only, not advice

Everything on the site, including articles, news headlines, the glossary and the calculators, is general information to help you plan. It is not legal, tax, financial, mortgage or appraisal advice, and it doesn't take your personal situation into account. Calculator results are estimates based on the inputs you provide and on rules and rates as I understand them at the time of writing; programs, taxes and lending rules change. Please confirm anything important with your lawyer, accountant, lender or another qualified professional before you rely on it.

No agency relationship

Using the site, contacting me or using the tools does not create a client relationship or agency representation. That only happens through a written agreement, such as a Buyer Representation Agreement or a Listing Agreement, as required in Ontario.

Listings and property information

Property details, photos and descriptions are believed to be accurate but are not guaranteed, and listings may have sold, changed or been withdrawn. Measurements, taxes and features should be independently verified. "Recently purchased" items show transactions I was involved in and are not offers to sell. This material is not intended to solicit properties already listed for sale, individuals under contract with another brokerage, or self-represented parties, as outlined by RECO guidelines.

The news page and some articles link to websites I don't control. I'm not responsible for their content, accuracy or privacy practices, and a link is not an endorsement.

Acceptable use

Please don't misuse the site: no attempts to break, overload or gain unauthorized access to it, no automated scraping, and no sending spam or unlawful material through the contact form. Some tools are reserved for members or clients; please don't share access or work around those limits.

Ownership

The site's design, text, photographs, logo and games belong to me or are used with permission. You're welcome to share links and print pages for personal use. Please ask before reusing content for anything else.

The tools and the way the site works are original and proprietary too: the calculators and the Home X-Ray, the tool desk, the Toolbox and Auxiliary, The House menu, and the view, accessibility and theme controls. They're here for your own home buying and selling. They may not be copied, imitated, reverse engineered, resold, or used to provide services to others (including on behalf of another agent's clients) without my written permission.

The site assistant

"Ask The House" is an AI assistant. It can make mistakes, does not have live market data, and its answers are general information, not advice. Nothing it says creates an agency relationship or a commitment on my behalf. For anything that matters, please speak with me directly.

The Arcade

The games are just for fun. Scores are kept only in your browser and there are no prizes.

Limitation of liability

The site is provided "as is". To the extent permitted by law, I'm not liable for any loss or damage arising from your use of the site or reliance on its content, including calculator results. Nothing in these terms limits any rights you have that cannot be limited under Ontario or Canadian law.

How personal information is handled is explained in the privacy policy.

Changes and governing law

I may update these terms from time to time; the date at the top shows the latest version. These terms are governed by the laws of Ontario and the federal laws of Canada that apply there.
