Privacy policy
What this site collects, why, and what I do with it. In short: very little, only to help you, and never sold.

Who this policy covers
This policy explains how Nima Nojavan-Kheiraddin, Real Estate Sales Representative, B.Sc. with HomeLife/Cimerman Real Estate Ltd., Brokerage ("I", "me"), handles personal information collected through nima.house (the "site"). I handle personal information in line with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and the privacy obligations of Ontario real estate professionals.
What I collect
- What you send me. If you use the contact form, email, call or text, I receive what you share: usually your name, email, phone number and your message.
- Requests. If you ask for an alert, a valuation or a proposal on the Requests page, I keep what you send (your contact details, the request and, for companies, your company details) so I can act on it. Alerts continue until you stop them, by replying "stop" or from your account page. Requests are deleted with your account.
- Sign in with Google. If you choose to sign in with Google, Google tells me your name, email address and profile picture, and confirms your email. I don't receive your Google password.
- Your account. If you create an account, I keep your name, email address, a securely hashed password, the updates you chose, and a record of when and how you gave or changed that consent (including the IP address at the time). You can change your choices, unsubscribe from all emails with one click, or delete your account at any time from your account page.
- The site assistant. If you use "Ask The House", your questions are sent to Anthropic, the company that provides the AI model (Claude), to generate the answers. This site does not keep a copy of the conversation; your browser holds it only until you close the tab. Please don't type personal or financial details into the chat.
- What the tools use. Numbers you type into the calculators, your notes and your Home X-Rays are processed and saved in your own browser. If you're signed in to an account, they are also saved to your account, together with your display settings (such as the menu's position, the page width, theme and text size), so they follow you to other devices. They are not shared with anyone. You can clear them by deleting your account.
- Your settings. Your choice of Evening or Daylight, your text size, your cookie choice and arcade high scores are saved in your browser's local storage so the site remembers them. They stay on your device.
- Technical data. Like most websites, the server that hosts the site keeps standard logs (such as IP address, browser type and pages requested) for security and to keep the site running.
Cookies and local storage
The site uses only what it needs to work: local storage for your settings, and short-lived security tokens that protect the contact form from abuse. It does not use advertising cookies or sell data to advertisers. If WordPress itself sets cookies (for example when you log in as an administrator), those are essential to the site. You can clear local storage and cookies at any time in your browser's settings, and change your cookie choice using "Cookie settings" at the bottom of any page.
The news page links to articles on other websites. When you follow a link, that website's own privacy policy applies.
Why I use it
- To reply to your enquiry and provide the real estate services you ask about.
- To keep records required of a registered real estate professional and brokerage.
- To keep the site secure and working properly.
I will not add you to a mailing list or send you marketing messages without your consent, in line with Canada's Anti-Spam Legislation (CASL).
Who I share it with
I don't sell or rent personal information. I share it only when needed to serve you or when required by law: with my brokerage, with service providers who host the site, deliver email or power the site assistant on my behalf (who must protect it), with other parties to a transaction when you've asked me to act for you, or with regulators and authorities when the law requires it. Some service providers may store data outside Canada, where it is subject to the laws of that country.
How long I keep it
I keep enquiries for as long as needed to respond and to meet record-keeping obligations, then delete or anonymize them. Transaction records are kept for the periods required by Ontario real estate regulations.
How I protect it
The site uses encrypted connections (HTTPS), and access to messages is limited to me and the people who help me run my business. No system is perfectly secure, so please don't send highly sensitive information, such as banking details or identification numbers, through the contact form.
Your choices and rights
You can ask to see the personal information I hold about you, ask me to correct it, or withdraw your consent to my using it (subject to legal and contractual limits). Email nima@nima.house and I'll respond within 30 days. If you're not satisfied with my answer, you can contact the Office of the Privacy Commissioner of Canada at priv.gc.ca.
Children
The site is intended for adults. I don't knowingly collect information from children under 16.
Changes
If this policy changes, I'll update the date at the top. Significant changes will be noted on this page.
